A Simple Home Staging On A Shoestring Budget

Howdy Folks!

Its been a couple of weeks since my last post and I apologize. I have been very busy working and just haven’t had a moment to sit and write.

Today I would like to take you on a trip. A before and after trip that is. Come with me and you will see a plain, empty Town House get transformed and ready for the market with a Simple Home Staging endeavor.

As I mentioned the place was empty. Baron. You heard echos when you walked in. It was lacking personality and the “Welcome Home” feeling was no where to be found. The budget for this project was zilch, nada, next to nothing. You see this property is a rental property so the home owner is not keen on spending a fortune on props and furniture rentals. Hmmm, a challenge I would surely enjoy!

I started in the livingroom by creating a small sitting area with two “borrowed” Windsor chairs flanked on both sides of a particle board table I covered in a nice white (and neutral) tablecloth. I finished it off with a pretty lamp, some throw pillows, a throw rug and some simple accessories.

On the adjacent wall I placed a thrift store book shelf I picked up for $15. I gave it a makeover, brought it in and added some pretty accessories. I LOVE this piece!

I LOVE this canvas print I stumbled upon at a local discount store. I snagged it for $10 and think it will be coming home with me in the near future! I know the perfect place for it! The bird is from Dollar Tree, the pretty blue bottle is from Big Lots and the plant is from Michael’s, bought at 40% off.

The guest bath got a quick fix with a few simple accessories and towels.

An easy way to dress up some towels (and to deter browsers from using them) is to tie a ribbon around it and slide in a silk flower.

Next we will visit the kitchen. The breakfast area gets staged with an inexpensive card table set for dinner and two slip covered folding chairs for a warm and inviting eating area.

I dressed the table with a vase of silk tulips, pretty dishes and even a couple of starfish.

Warmth was created in the kitchen area with a few red dish towels and some carefully placed accessories.

A glass compote filled with faux apples adds some more color to this very white kitchen.

A thift store plate, a silk plant and a chunky candle stick gives this corner of the counter some personality.

This upstairs bathroom gets a facelift with some beach inspired decor in red, white and aqua making it a cheerful space. Although this is not a beach property the beach is only about a 15 minute drive.

Well, that’s the end of the tour. I hope you enjoyed the trip! By using a combination of thift store finds, borrowed pieces and a few inexpensive new items this Simple Home Staging was done for less than $100. I had a wonderful time doing it too! I can’t wait for the next one!

  1. We are also trying to sell our home. On the Market 8 weeks, one open house, one Realtors tour and 0 people to even look at the house. Every day we leave it spotless, SPOTLESS, but I don’t have cut fruit out or anything. And I don’t have dishes set out to eat or anything. 1. What more can I do, What more could I be doing with the house to show it off. It is set up (like with place mats etc, just no food or dishes out) and our towels are not dies up with ribbon, because we’ll just use them tomorrow. ( yes I do a lot of wash) Thanks!. oh yea, LOVE your blog, what’s why I’m here!

  2. Really looks great. i love the twine and starfish to keep those towels looking pretty. And that bookcase from the thrift store is just so cute! The place looks so much better the way you fixed it. You have made it into a place someone could love.
